How to avoid capital gains tax when selling investment property?

There’s no way to avoid capital gains tax, but a few exemptions to CGT may be available to you. But if you don’t qualify, don’t panic. There are still ways to reduce the size of your tax bill:

  • Note the date of purchase
  • Use the principal place of residence exemption
  • Use the temporary absence rule
  • Utilise your super fund
  • Increase your cost base
  • Hold the property for at least 12 months
  • Sell during a low income year
Can you claim land tax on investment property?

You can claim land tax as a deduction as long as you have an income-producing dwelling on your investment property.

Is stamp duty tax deductible on an investment property?

No – it is included as a cost of purchasing the property, so it can help to reduce any capital gains tax payable if you sell the property for a profit.

How much is a tax return for investment property?

A tax return for an investment property depends on a multitude of factors, ownership structure, recording keeping, etc. for us to quote however investment properties do not need to lodge separate tax returns; they’ll get reported in the tax return the person, persons, entity or entities lodges. When to sell investment property?

Whether your investment property portfolio consists of one property or a dozen, it can be difficult to know when to sell these assets. The length of time that you should retain your investment property will depend on your investment goals. In general, if you’re set to make a profit upon selling, it’s wise to wait to sell an investment property until after at least 12 months of ownership. This way, you can cut your capital gains tax charge in half.

How much can i borrow for an investment property?

Can I use my super to buy an investment property?

Yes, you can set up a Self Managed Superannuation Fund (SMSF) and use your superannuation to purchase an investment property. We’d highly recommend getting in touch with a tax professional and financial planner before you start the journey.
